I think my old pipe insulation contains asbestos — what should I do?
Quick answer
Leave it alone and do not disturb it. Asbestos-containing insulation is dangerous when it is broken, cut, sanded, swept or torn off — intact material sitting under a jacket is not the emergency; the demolition of it is. You cannot settle the question by looking at it, and neither can we: the only answer is a licensed asbestos inspector who takes samples and an accredited lab that analyzes them. If it comes back positive, a licensed abatement contractor removes it under their own procedures. CJM Insulation removes non-asbestos material only. We stop the moment something looks suspect, and we come back to rebuild the run after the abatement contractor has cleared the area.
Why old lagging is suspect in the first place
Asbestos was used in thermal insulation for decades, and mechanical rooms are exactly where it went: pipe lagging, fitting and valve mud, boiler and breeching covering, block on equipment. Buildings and plants that have been running since well before it was phased out of these products still have some of that material in service, usually on the systems nobody had a reason to open.
So the trigger is the age of the system, not what the covering looks like. If the piping is original to an older building, if a run has clearly been there longer than anyone currently working in the plant, or if nobody can tell you who last touched it, the question is live and it should be answered before a tool goes near it.
A newer jacket over the top proves nothing. Runs get re-jacketed without the original covering underneath ever being removed, so shiny aluminum can be sitting directly on material from the 1960s.
You cannot tell by looking, and neither can anyone else
This is the part that matters most. Fiberglass, mineral wool, calcium silicate and asbestos-containing insulation can all look alike once they are aged, painted, jacketed and dirty. There is no color, no texture and no field trick that settles it. An experienced insulator can say "that system is old enough to be suspect" — that is a reason to test, not a result.
Identification comes from a sample analyzed by an accredited laboratory, and the sample is taken by somebody licensed to take it, because taking it is itself a disturbance that has to be done under controls. That is why we do not sample, and why you should not either — cutting a piece off to send away is the exact activity the precautions exist to prevent.
Do not test it yourself, do not pull a piece loose to see what is inside, and do not let a general handyman "just take a look" with a utility knife.
The danger is disturbing it
Asbestos hurts people when its fibers get into the air and someone breathes them. Material that is intact, covered and left alone is not doing that. What puts fibers in the air is breaking, cutting, drilling, sanding, tearing off, dropping, or — very commonly — sweeping up debris that was already on the floor.
That reframes what "urgent" means. The urgent thing is usually to stop, not to act. Stop work in the area, keep people out of it, do not clean up any debris that has already fallen, and do not run a vacuum or a broom over it. Then make the phone calls.
Damaged material — a torn jacket with the covering crumbling out of it, chunks on the floor under a run — deserves faster phone calls than intact material, but it does not change the order. It still gets assessed by somebody licensed before anybody handles it.
What actually happens next, in order
A licensed asbestos inspector or consultant assesses the system and takes samples. An accredited laboratory analyzes them and tells you what the material is. If it is negative, ordinary insulation work can proceed and you have that on paper.
If it is positive, a licensed asbestos abatement contractor does the removal. They are a different trade from us with different licensing, different equipment, different containment and different disposal — this is not a scope any insulation contractor should be talking their way into. When the removal is finished, they are the ones who release the area.
Requirements around all of this vary by the type of building, the amount of material and the scope of the work, and the licensed inspector is the right person to tell you what applies to yours. Anybody quoting you a rule for your specific building over the phone, us included, is guessing.
Where we fit: after clearance, not before
CJM Insulation does not test for asbestos and does not abate it. We remove non-asbestos material only — fiberglass, mineral wool and modern calcium silicate. On a walk-down we will tell you plainly when a system is old enough that it needs to be tested before we quote removing anything from it, and if suspect material turns up mid-job we stop work on that run rather than push through.
What we do well is the part after. Once the abatement contractor has cleared the area, we come in behind them and rebuild: bare pipe inspected and photographed before it disappears, then insulated to the temperature it actually runs at and jacketed properly — see removal and re-insulation. A system that has just been stripped back to steel is the one honest chance in forty years to fix a specification that was wrong the whole time.
